Introduction: Vacation/Retirement/Investment Opportunity in Belize: We are a very small, two family, LLC, and the developers of Manatee Bay Waterski Park, which is located in Belize, Central America. Our Company is based in the Denver, Colorado area and we are looking for a real estate angel investor, small group of investors, or partner who can understand the value of a tropical water sports development such as Manatee Bay. We are also looking for someone who is willing and able to take a little risk in funding our project for a negotiated percentage of the net profits from sales of lots after construction is complete.
General Information: Our Company was formed for the explicit purpose of developing a simple vacation and retirement community specifically designed for those who want to live or vacation in a tropical climate with year-round access to tropical water sports activities such as waterskiing, scuba diving, fishing, snorkeling, windsurfing, kayaking, adventure hiking, and exploring wondrous caves and Mayan ruins. The Manatee Bay property is located on the Western Lagoon of Belize, which will provide owners with direct access to water sports in the lagoon and on the Caribbean. The Caribbean is accessible by a 15 minute boat ride across the lagoon and through the Manatee Bar River.
Why Belize?
• English is the official language of Belize
• The government is a stable English Parliamentary Democracy based on English Common Law. (Belize was once British Honduras.)
• Money exchange is always $2 Belize to $1 US, so it’s easy to convert. Also, most everyone accepts US dollars, so one doesn’t have to worry about exchanging money.
• It’s easy to get to from LA, Houston, Dallas, or Miami. A plane ride is about 2 to 2-1/2 hours from any of these airports to Belize City.
• Most importantly, foreigners can hold title to property in Belize.
Funding Request: We have purchased and own the project site outright and are seeking a minimum of $800,000 in construction funding to complete the Phase I portion of the project, or complete project funding in the amount of $3 million.

Additional Info: In addition to owning the project site, we have already obtained the required Belize Government permits which would allow us to start construction. All we need is the development capital to start to construct the development site. In exchange for the required funding we offer to pay the funding back plus a negotiated percentage of net profits from sales of the lots around the lake.
We have been marketing the project as “pre-construction” on the internet and we currently have three pre-construction deposits and several other lot reservations plus a list of interested parties that want the phase one lake completed before they consider investing. Based on this interest we strongly feel the remaining lots would sell out within 18-36 months after construction of the phase one lake is complete.
This project is simple in scope and just needs the construction capital to complete.
