I want to bring a Japanese hotel concept to the United States. http://en.wikipedia.org/wiki/Capsule_hotel Once started I could function comfortably at a 45% occupancy rate while charging competitive prices. I believe there is no such hotel style in midtown Manhattan, so I will be bringing a new idea to this country. I have done extensive research on the hotel industry of this area. The economy is falling and people will be searching for cheaper hotel alternatives. My main market would be single business travelers and cheap foreign tourists. older people and younger people might also find it attractive.
What I Need:
I'm guessing I will need $500000 to $1000000 to get everything set up. I would need the money to install showers, toilets, sinks, and the sleeping capsules. I am still searching for property. I would plan to pay back about 60000 a month, so it would take a few years to pay back. I'm planning on 100-250 sleeping units, and showers, toilets, sinks to accommodate. My rent would be 40000-100000 a month, for a room of 6000-10000 square feet. I could plan on building everything in a few months. I would have to find someone to let me do this on their property. If not I might have to take out a commercial mortgage which could be up to 5 or 6 million. I think I will charge around $60-$77 a night I am a sole proprietor and just registered my EIN with the IRS. I plan to take part in the manual labor and hire under the table at first. I am recently out of college and do not have an extensive credit history, or any assets.
